1. There are 4 basic investment categories, that can provide you both; capital gain but more towards cash flow. They are (as stated on the pages above):
a) Business
b) Property Investment
c) Paper assets - mutual funds, stocks, bonds, savings (i.e. ASB), insurance
d) Commodities - gold, silver, oil, platinum etc

2. Example of businesses:
- Any business that can provide passive income, not from earned income (income you get from your hard work) i.e. internet marketing, book publisher, get royalties from book that you wrote, become shareholder for your companies
3. Property Investment:
- Buy house to rent to other people, not for your own use.
- Try get low down payment as much as you can because for Bumiputra, we can get 0% down payment. Just focus on monthly installment which we can paid back from the rental you get monthly.
- Spread your loan to as many years i.e. 25-35 years, that the bank can give and re-finance it when the market price down because your monthly installment will also decrease. Then, the rental payment minus monthly installment will be your passive income.
- This investment depends so much on the location & how you handle the tenant.
